Why Prêtik exists.

It started from the inside.

David works in compliance, where mortgage files are assembled, checked, and sent back when something’s missing. He’s seen hundreds of them.

What struck us wasn’t the complexity. It was the wasted time. Documents renamed by hand. Income typed in twice. Follow-up emails for a single missing page. And meanwhile, a client waiting to find out if they’ll get their home.

“A broker’s job is to advise. Not to chase paperwork.”

So we set out to build the tool we wished we’d seen on every desk: simple, bilingual, built for Québec, and always leaving the final word to the broker.

We don’t claim to know your job better than you do. That’s why we’re building Prêtik with brokers, one file at a time.

Two founders, one goal: give brokers their time back.

    David Napoleonov worked as a compliance agent at a mortgage brokerage, where he saw firsthand how much time brokers spend putting their files together. At Prêtik, he designs and builds the product, so that every feature follows the rules of the trade.

    Dimitar Malinov studies accounting and management at CEGEP St. Lawrence in Québec City. At Prêtik, he builds the relationships with brokers and partners, and looks after the tool’s security and compliance.

Languages
Every screen, document and list exists in French and English.
Hosting
The database and files are hosted in Montréal; links expire after five minutes.
Isolation
One brokerage’s files are never accessible to another.
File access
The whole team, or each broker their own files and those shared with them.
Sign-in
Two-factor authentication is required for everyone, at every new sign-in and at least every 30 days.
AI
An AI provider in the United States reads documents and emails.
Retention
Five to ten years after the last activity (legal minimum: 5 years), then automatic deletion.
Decision
Prêtik prepares. You check, you approve, you submit.

Where we’re going.

We’re starting small, and doing it right. But our ambition is clear: every mortgage file in Canada should reach the lender complete.
